대부분의 예술가들에게 자신만의 작업 공간을 가지는 것은 꿈입니다. 저 역시 오랫동안 이 꿈을 품어왔고, 작업과 생활의 지속 가능성을 확보하는 것이 가장 중요한 과제 중 하나였습니다.
저는 자유롭게 실험하고 창작할 수 있는 전용 공간을 원했습니다. 또한, 아이들이 자라면서 집에 더 많은 공간이 필요해졌고, 아내는 단기 임대나 에어비앤비 운영을 위한 추가 공간을 원했습니다. 이는 그녀가 오래전부터 하고 싶었던 일이기도 했고, 부족한 수입을 보완하기 위한 방안이기도 했습니다.
그러나 예산 문제는 항상 현실적인 장애물이었습니다. 부족한 재정을 해결하기 위해 저는 어려운 결정을 내려야 했습니다. 예술가가 아닌 전혀 다른 직업을 선택하여 큰 돈을 모으든지, 아니면 직접 몸을 써서 해결하든지 말입니다.
어떤 사람이 쇼핑을 이렇게 정의한 적이 있습니다. '스트레스와 노동을 감내한 대가로 돈을 받고, 그 돈으로 필요한 물건을 교환하는 행위.' 그렇다면 인생에서 가장 큰 쇼핑은 바로 '집'이 아닐까요? 많은 사람들이 인생을 담보로 대출을 얻고, 집을 마련하기 위해 끝없이 노동하고 있습니다. 저 또한 이 현실을 되돌아보며 고민했습니다.
그렇다면 조금 더 전향적인 사고방식을 가져보면 어떨까 생각했습니다. 어차피 돈을 벌기 위해 스트레스를 감수하고, 그 돈으로 집을 살 계획이라면, 차라리 그 스트레스와 노동을 직접 집을 짓는 데 투입하면 어떨까 라고요.
우리 조상들은 전쟁 이후 폐허 속에서 벽돌과 모래를 직접 나르며 집을 짓고 삶을 재건하지 않았습니까?
돈을 많이 벌거나 대출 자격을 갖추면 전문 시공사에 맡길수 있습니다. 그러나 결국 스트레스와 어려움은 피할 수 없습니다. 그렇다면 차라리 건축을 배우고 실행하는 과정에 그 에너지를 투자하는 것이 더 나을 수도 있겠다는 생각이 들었습니다.
더 나아가 기존의 '턴키'(turnkey) 방식의 건축 외주 모델을 벗어나, 지속 가능하고 협력적인 '함께 짓는 집'의 가능성을 실험해 보고 싶었습니다. 한국에서 자가 건축을 시도하는 비율은 5% 미만입니다. 그리고 자가 건축을 하게 되면 다양한 장애물을 만나게 됩니다. 그중 하나가 바로 시공사와 의뢰인 간의 정보 비대칭으로 인해 발생하는 불신과 갈등입니다. 이 때문에 '집을 지으면 10년은 늙는다'는 말이 나오는 것이겠지요.
시공사는 복잡한 건축 프로세스와 수많은 자재 정보를 의뢰인에게 완벽히 전달할 수 없고, 이러한 정보 격차는 오해를 불러일으키기 쉽습니다. 결과적으로 의뢰인은 '내가 사기당한 것이 아닐까?'라는 의심을 떨칠 수 없게 됩니다.
물론 훌륭하고 양심적인 시공사도 많습니다. 그러나 이들에게 정당한 보상을 해주는 것이 상업적 도리라고 생각합니다. 무엇보다도 신뢰를 바탕으로 행복한 집 짓기를 이루려면, 의뢰인이 직접 건축에 대해 공부하고 이해할 책임과 능력을 갖추는 것이 중요하다고 느꼈습니다.
하지만 저에게는 우수한 시공사를 찾아 계약할 여유도, 그들에게 충분한 보수를 지급할 능력도 없었습니다. 게다가 갑의 지위를 활용하여 남을 압박하여 원하는 결과를 얻어낼 만한 성격도 아니었습니다.
결론은 하나뿐이었습니다. 불평하지 말고, 우는 소리도 하지말고 그냥 하자! DO IT YOURSELF!
아래는 지난 3년간의 고된 여정 중 극히 일부의 사진들입니다. 건축 초보자로서 품질을 장담할 수는 없지만, 최소한 전문가에게 맡겼다면 들었을 비용의 30~40%를 직접 해결했다고 생각합니다. 과정 속에서 겪은 고통과 어려움은 이루 말할 수 없었습니다.
가장 감사한 것은, 과정 중간중간 혹은 전 과정에서 함께해 준 좋은 이웃들이 있었다는 점입니다. 이들의 도움 덕분에 저는 이 위험한 도전을 완수할 수 있었습니다. 그들에게 깊은 감사와 존경을 표합니다.
결과적으로, 건축을 하기 전과 한 후의 저희 가족은 삶을 대하는 태도와 경험치 면에서 큰 변화를 겪었습니다. 이는 예상치 못한 가장 값진 수확이었습니다.
For most artists, having their own workspace is a dream. I, too, have long held this dream, and securing the sustainability of both my work and life has been one of my most important challenges.
I wanted a dedicated space where I could freely experiment and create. As our children grew, we needed more room at home, and my wife wanted additional space for short-term rentals or an Airbnb—both as a personal project and a way to supplement our income.
However, budget constraints are always a reality. To bridge the financial gap, I had to make a tough decision: either pursue a completely different career path (which wasn’t really an option) to save a significant amount of money or compensate for the shortfall with my own effort and labor.
Someone once defined shopping as the act of enduring stress and labor in exchange for money, which is then used to acquire what we need. If that’s the case, isn’t buying a house the biggest shopping experience of our lives? Like many others, I found myself questioning whether we are all essentially mortgaging our lives and working endlessly to afford this one significant purchase.
This led me to a radical thought—if stress and hardship are inevitable in earning money to buy a house, why not directly channel that energy into building one myself?
After all, didn’t our ancestors, in the aftermath of war, carry bricks and sand on their backs to construct shelters for their families?
Earning money and handing it over to a construction company wouldn’t eliminate the stress and hardship. So, I decided to embrace the challenge: to learn about construction and take matters into my own hands.
Beyond just building a house, I wanted to explore a more sustainable, collaborative, and fulfilling approach to home construction—one that deviated from the traditional turnkey outsourcing model. In South Korea, less than 5% of homeowners attempt self-construction. Those who do face numerous obstacles, one of the most significant being the asymmetry of information between clients and construction companies. This often breeds distrust, frustration, and accusations of deception on both sides—hence the saying that building a house ages you by ten years.
Construction companies, even the most reputable ones, cannot possibly explain every intricate process and material choice to their clients. This information gap creates ample room for misunderstanding, leaving clients feeling vulnerable and questioning whether they are being taken advantage of.
There are many skilled and ethical construction firms, and they deserve fair compensation. However, I believed that for a successful and satisfying home-building experience, the client must also take responsibility by learning about construction and understanding the process.
In my case, I neither had the means to find and hire an excellent construction company nor the financial capacity to pay them sufficiently. Moreover, I was not the kind of person who could pressure contractors into meeting my exact expectations through a position of authority.
In the end, there was only one conclusion: stop complaining and DO IT YOURSELF!
The following are just a few snapshots from the grueling three-year journey of building our home. As a construction novice, I cannot guarantee the highest quality, but I estimate that my own labor covered 30–40% of the costs I would have otherwise paid to a professional firm. The hardships and challenges along the way were beyond words.
Most importantly, I was fortunate to have good neighbors who supported me at various stages or even throughout the entire process. This project would not have been possible without them, and I want to express my deepest gratitude for their kindness and generosity.
Ultimately, life before and after this self-build experience feels distinctly different. Beyond the tangible result of having a home, we have gained invaluable experience, resilience, and a new perspective on life—an unexpected but deeply rewarding outcome.
